Inventory

An inventory report is a concise and detailed list of the contents, fittings and fixtures of a house, flat or office that is being let. This includes everything from the carpets and curtains to all the furnishings (if furnished).

We inspect the property for general maintenance, housekeeping, cleanliness, evidence of smoking, pets, subletting or any other misuse of the tenancy. You can also let us know if there is anything in particular that you would like inspecting.


Check-in

Using the check-in report, we document and photograph any discrepancies and changes in the condition and report the cleanliness of the property and its contents. This is one of the most important parts of our service because our clerk will determine and clearly note if the tenant is responsible for any damages or deterioration or whether it is fair wear and tear. Our property inventory clerk will collect the keys from the tenant and return them to the agents or landlord and take final utility meter readings. As an independent third party our detailed reports allow landlord and tenant to quickly finalise the release of the deposit.


Vacant Inspection

Periodic / Mid-Term Inspection

An inspection is made part way through a tenancy and looks at the condition of the property, its contents and any issues there may be. It can also be used to identify if any of the property requires repair, restoration or maintenance or is in need of decoration. Photographs will accompany with Inspection Report.
